GCRA Housing Opportunities (B)
Explanation
One of the major priorities to emerge from the GCRA consolidated planning effort was the need for affordable housing in the District. Specifically, the initiative called “Attainable Housing Strategies,” is listed in the GCRA 10-year Reinvestment Plan.
The Reinvestment Plan also defines housing elements and strategies. Attainable housing is defined as, “nonsubsidized, for-sale housing that is affordable to households with incomes between 80% and 120% of the area median income (AMI) by family size established by HUD.”
At today’s Advisory Board meeting, Staff will present a brief history of the CRA’s urban infill housing experience, the GCRA’s role as a Department in the City’s overall Affordable Housing Strategy, and revisit two locations for attainable housing in the Porters and Pleasant Street neighborhoods.
Both properties have opportunities and constraints including limited buildable space, stormwater drainage, tree cover requirements, setbacks, and street character. Early planning efforts analyzed various building options including attached homes, single units, and mixed use residential, retail, and office development.
Staff will present a summary of these efforts to date and encourage a discussion around potential ways the GCRA can begin to address the affordable housing needs in the District; beginning with these two priority locations for attainable housing listed in the Reinvestment Plan.
