Gainesville 121 Update (B)
Explanation
The purpose of this item is to provide an update and seek direction from the City Commission regarding the Gainesville Weyerhaeuser 121 property.
The agenda item backup contains a set of potential amendments to Weyerhaeuser’s past development proposal for the subject property for Commission consideration. The amendments are offered in response to concerns expressed by staff and the City Commission pertaining to the previously denied zoning application for the property. The amendments cover six topic areas including, conservation management, site design, housing, low impact development, transportation mobility, and other areas related to City Commission Strategic Plan priorities.

The Commission approved a staff-initiated land use petition (PB-19-128 LUC) on August 8, 2020, to change the land use designation of the property to Agriculture (AGR). This land use amendment was reviewed by the Florida Department of Economic Opportunity (DEO) and the City received notice on October 2, 2020 that the agency had no comments. Final adoption of the land use amendment by the City Commission is currently pending based on Commission direction.
Staff is seeking direction from the City Commission regarding Weyerhaeuser’s proposed amendments as well as the pending city-initiated land use amendment. The Commission can decide to move forward with the pending land use amendment or provide direction to staff and the property owner to work on submission of a revised rezoning application for the property that incorporates the proposed amendments and/or any other amendments desired by the City Commission.
