Explanation
The applicant purchased one of four lots, which were previously combined and developed as a multi-family development. The remaining lots are under separate individual ownership. The applicant wished to construct a single-family dwelling on the subject parcel consistent with other developments within the neighborhood. Due to the narrow width of the lot, 50 feet, the proposed structure cannot meet minimum 10-foot side setbacks. The applicant is therefore requesting a variance to reduce the side setbacks from 10 feet to 7.5 feet in order to accommodate the proposed single-family dwelling consistent with development patterns within the immediate neighborhood.
The applicant notes that other lots within close proximity to the subject site have interior side setbacks of 5 feet which accommodate neighborhood compatible dwelling units. The subject property is also in an area that anticipates higher densities, smaller lots and smaller setbacks. He is requesting the side setback variance to initiate redevelopment and reverse the trend of dilapidated buildings within the area.
