Explanation

This petition is initiated by the City of Gainesville and proposes to change the land use designations of the subject properties from Mixed Use Office Residential (MOR) to Urban

Mixed Use (UMU). The total land area for the proposed development is 21.69 acres and is located in the 2100 Block of SE Hawthorne Road, south side.

The subject parcels are surrounded by Public and Institutional Facilities (PF) and Urban Mixed-Use (UMU) to the north; Single-Family Residential (RSF-3) to the south; Mixed Use Office/Residential (MOR) and Urban Mixed-Use (UMU) to the east; Mixed-Use Office/Residential (MOR) and Urban Mixed-Use (UMU) to the west.  The proposed Land Use and Re-zoning changes are intended to implement the East Gainesville Urgent Care Center Initiative.  This initiative is based on an agreement between the City of Gainesville (City), Alachua County, and Shands Teaching Hospital and Clinics, Inc.
