Explanation

The City Development Review Board considered a request to approve a design plat of Lot 3 of Northwest Industrial Park Unit No. 3, at a public hearing held August 12, 1999.  By a vote of 4-0, the

Development Review Board approved Petition 109SUB-99DB with staff conditions. 

 

On September 27, 1999, the City Commission approved the Design Plat with staff conditions.

 

The petitioner is proposing to subdivide Lot 3 (2.53 acres) of the Northwest Industrial Park to create an 80-foot-wide public right-of-way along the southern portion of the lot.  The proposed right-of-way will provide access to the approximately 100+ acres to the east of the Industrial Park.  The newly formed lot, located north of the proposed right-of-way, will now have frontage on the new road, Northwest 65th Place.   Building setbacks will now be altered slightly with the new lot frontage.  The property is located at 6507 Northwest 18th Drive and is zoned I-1.

 

This request for conditional final plat approval is being made in accordance with Sections 30-186(e)(1)(2) and (3) of the City of Gainesville Land Development Code.  These provisions allow for a subdivision to be approved but not officially recorded until full completion of subdivision improvements in accordance with approved construction plans and specifications and City ordinances.  Upon certification by the City Manager that the improvements have been properly constructed and that there are no liens on the property and said improvements, the Clerk of the Commission will sign the prior approved plat and it may then be officially recorded.  Building permits shall not be issued until such time as the plat has been placed on the public records of Alachua County, Florida.  This petition is for the April 24, 2000, City Commission meeting.

Recommendation

Planning Staff to City Commission - The City Commission adopt the following resolution: A Resolution approving the conditional final replat of "Lot 3 of Northwest Industrial Park Unit No. 3" located in the vicinity of Northwest 18th Drive and Northwest 65th Place, and providing an immediate effective date.
