Explanation
The subject property is located in the northwest quadrant of the City within an established multi-family area. The property is currently vacant and lies south of Northside Park, east of the Deerwood Apartments, west of several tri-plex / quadraplex buildings, and north of vacant conservation land along NW 55th Boulevard. The approximately 3.29 acre parcel does not have direct access onto NW 55th Boulevard as there are Conservation zoned properties between the subject property and the street. However, tax parcel 07879-005-012 is owned by the Neighborhood Housing and Development Corporation, the same owner as the subject property, thus access will be provided through this property. The subject property and adjacent parcels to the east and west are zoned RMF-7. The proposed development is a 62 unit affordable rental apartment for low-income seniors over the age of 55, with a mix of one and two bedroom units. The project will include the required site improvements including parking to meet the anticipated demand, stormwater management areas, buffer areas, open space on the north side of the property adjacent to Northside Park, and a bicycle / pedestrian connection to the Senior Recreation Center within the park.

These sections of the code discuss the parameters for obtaining density bonus points and development standards. The development plan is undergoing review by the staff of the Technical Review Committee. Development criteria described in the Density Bonus Points Manual shall allow increases in development intensity based upon the limits set forth in Section 30-4.18. For each criterion met by the developer, certain points shall be credited to the project. Those points, calculated in accordance with the Density Bonus Points Manual, shall determine the maximum allowable density. This project is requesting the approval of a bonus density up to 19 dwelling units per acre.
