Explanation
The petitioner is requesting a single-lot replat of Lot 12, Kingswood Fourth Addition Replat to correct a building encroachment into the required setback by reducing the setback from 20 feet to 16 feet and a building encroachment of four feet into a designated drainage easement. Both setback lines and drainage easement boundaries are shown on the plat of Lot 12 of "Kingswood Fourth Addition" as recorded in Plat Book "I" Page 14 of the Public Records of Alachua County, Florida.
The petitioner has submitted evidence indicating ownership of Lot 12 by virtue of a deed from Alachua County Abstract Company. The deed is dated August 31, 2000 and recorded September 8, 2000, in the public records of Alachua County, Florida in Official Records Book 2311, Page 1775. No letters of objection have been received and the petitioner has notified the requisite number of owners, according to documentation submitted to the Department of Community Development.
