STAFF REPORT

The purpose of this petition is to bring the zoning of the subject property into compliance with the Future Land Use Plan designation. The subject property, known as the "Kidd Property", was annexed into the city in 2000. As part of the update of the Future Land Use Element of the Gainesville Comprehensive Plan, the Special Area Plan prepared and adopted by Alachua County for this 44-acre property was adopted by the City through the Future Land Use Element, objective 4.9 and associated policies.

The City's Comprehensive Plan limits the allowable density of the subject property to 2 du/ac (88 total single family detached units). The RSF-1 district is the lowest density single-family zoning district in the City code and is the only zoning district that is consistent with the Comprehensive Plan. Since 3.5 du/ac is the maximum allowed in RSF-1, the SAP lowers the density ordinarily allowed by RSF-1.

The Plan Board heard the petition and recommended that it be approved.
