Final Plat Capri Subdivision, Phase IV (B)

Explanation

The owner of the final plat of Capri Subdivision Phase IV has submitted a final plat which substantially conforms to the conditional final plat as approved by the City Commission on June 28, 1999, by Resolution No. 990165 and which incorporates all modifications and revisions specified in such approval.  The owner of the proposed subdivision is requesting the City Commission to accept and approve the final plat as provided in Chapter 177 of the Florida Statutes and Chapter 30 of the Code of Ordinances of the City of Gainesville, Florida.  Staff finds that the final plat of Capri Subdivision Phase IV is consistent with the City of Gainesville 1991-2001 Comprehensive Plan.

The City of Gainesville has received an irrevocable standby letter of credit for Emmer Development Corporation from SunTrust Bank in an amount equal to 15% of construction costs for the infrastructure of Capri Subdivision Phase IV.  This assures the City reimbursement for any maintenance costs or repairs on the infrastructure for a period of one year.  Final inspection of the infrastructure has been approved.
