Explanation
The City Plan Board considered a request to approve a design plat of Sorrento Phase I, at a public hearing held February 21, 2002. By a vote of 5-0, the Plan Board approved Petition 83SUB-01 PB, with staff conditions. On April 22, 2002, the City Commission approved the design plat (4-1), with staff conditions.
The petitioner is proposing to implement the PD amendment by developing the 72.4-acre property into a four-phase subdivision to be known as "Sorrento," with 300 or fewer dwelling units. The development will consist primarily of single-family detached dwelling units (225+) and up to 75 single-family attached, condo-style, dwelling units, depending on market conditions at the time, with a maximum overall density of 4.14 du/ac. The single-family residences are to be developed on individual lots ranging in width from 25 feet to 75 feet, with the narrow 25-foot-wide lots being utilized primarily for the attached single-family dwelling units. The smaller lots could also be combined and utilized as lots for detached single-family residences.
The petitioner provided the City with a Planned Development layout plan depicting the proposed single-family residential community and a Development Plan Report stipulating purpose, intent, standards, policies and statistical information. Because this project is a four-phase development, the petitioner also provided a "Master Plan" depicting phase lines, extent of development, and a time frame when design plat applications and plans for each phase must be submitted to the City.
The petitioner is now requesting Final Plat approval of Sorrento Phase I, consisting of 77 lots on 39.534 acres more or less.
