An ordinance of the City of Gainesville, Florida, amending the Zoning Map Atlas and rezoning certain lands within the City from the Alachua County zoning category of "BH, business, highway" to the City of Gainesville zoning category of "BUS: General business district"; located in the vicinity of 7107 Northwest 4th Blvd; providing a severability clause; providing a repealing clause; and providing an immediate effective date.

COMMUNITY DEVELOPMENT STAFF MEMORANDUM
This 10-acre property is currently a large hardware and lumber retail establishment (Home Depot). It was annexed into the city on April 10, 2000.
The property was given a Commercial land use designation as part of the update of the Future Land Use Element of the 2000-2010 Gainesville Comprehensive Plan.
This property must be brought into conformance with the City's land development regulations. This requires amending the City's zoning map atlas to include this property. The proposed BUS (General business) zoning is consistent with the commercial land use designation.
The Plan Board reviewed the petition and recommended approval.
Public notice was published in the Gainesville Sun on December 31, 2002. Letters were mailed to surrounding property owners on December 30, 2002. The Plan Board held a public hearing January 16, 2003. Planning Division staff recommended that the Plan Board approve the petition. The Plan Board recommended that the City Commission approve Petition 132ZON-02 PB. Plan Board vote 4-0.
