Explanation
The City Development Review Board considered a request to approve a design plat of Breckenridge Cluster Subdivision, at a public hearing held July 9, 1998. By a vote of 6-0, the Development Review Board approved Petition 119SUB-98 DB with amended staff conditions. On August 10, 1998, the City Commission approved the Design Plat with amended conditions.
The petitioner is proposing to develop a 30-lot "Cluster Subdivision" on 9.43 acres more or less, on property zoned RSF-1. The "Cluster Subdivision" process allows the petitioner to reduce lot size and building setbacks as long as they meet certain criteria. The total number of dwellings permitted in a cluster subdivision shall not exceed the number of dwelling units which would have been otherwise permitted by the density standards in the zoning district in which it is located. The total number of dwelling units allowed is 33 (3.5 units/acre times 9.43 acres).
