Explanation
The City Plan Board considered a request to approve a design plat of Colony Park Lot 1 at a public hearing held April 15, 1999. By a vote of 6-0, the Plan Board approved petition 76SUB-99PB with conditions. On June 14, 1999, the City Commission approved the design plat.
The petitioner is proposing a replat of Colony Park Lot 1 in conjunction with a zoning request to reduce the rear yard setback of Lot 1. The rear yard setback is reduced from 10 feet to 5 feet for a length of 51 feet, measured from the west property line. The remainder of the rear setback will remain at 10 feet. The purpose of the zoning amendment is to allow construction of a screened room in the rear yard. The reduction in the setback is consistent with a similar amendment to the Planned Development to reduce the rear yard setback of the adjacent property, Lot 19. The re-plat is of an existing developed lot, located in the Colony Park subdivision. All utilities, roadways, stormwater management facilities are existing.

Planning staff to City Commission - The City Commission adopt the following resolution: A resolution approving the replat of a portion of the "Colony Park Lot 1"; by replatting Lot 1 of the plat, located in the vicinity of 1701 Northwest 17th Lane; and providing an immediate effective date.
