STAFF REPORT

The purpose of this petition is to bring the zoning of the subject properties into compliance with the Future Land Use Plan designations.

The subject properties are in the Pleasant Street neighborhood, are vacant properties owned by the City of Gainesville and total two-tenths of an acre in size, and were given a Recreation land use designation in the Future Land Use Element of the 2001 Gainesville Comprehensive Plan update.

These parcels-511 & 513 NW 3rd Street-are adjacent and west of a one-acre, City-owned mini-park. The park carries a Recreation (REC) land use designation. The adjacent parcels to the north, west, and south are vacant, and designated Residential Low (RL) with a zoning of Residential Conservation (RC). Changing the designation of the subject parcels to Public Service (PS) will implement the REC land use and would allow for the expansion of the City park, would provide convenient cross-access between NW 3rd Street and NW 2nd Street (thereby making the neighborhood more walk-able and bike-able), and would promote redevelopment plans in the neighborhood.

Because the character of nearby properties is compatible, this property is most suitably zoned as Public Service.
