Explanation
The petitioner is requesting a single-lot replat of Lot 57 of Woodland Park, according to the plat thereof, as recorded in Plat Book D, Page(s) 51, of the Public Records of Alachua County, Florida. The request is to correct a building encroachment of 14 feet, into the north, 25-foot front setback, as indicated on the existing survey. The petitioner has submitted documentation satisfying the "requisite number of owners of properties within the subdivision" to the satisfaction of the City Attorney's office. The replat will establish the front 25-foot setback along Southeast 23rd Street and the former front setback along Southeast 11th Avenue will become the street side setback of 10 feet. This action will place the existing building within the setbacks of the existing RSF-3 development standards and will be consistent with the requirements of the new setbacks of the replat.

The Commission adopt the following resolution: A Resolution approving the final, single lot replat of "Bergbower Replat", being a replat of part of Lot 57 of Woodland Park located at 2241Southeast 11th Avenue; providing directions to the Clerk of the Commission; and providing an immediate effective date.
