explanation
COMMUNITY DEVELOPMENT STAFF MEMORANDUM
The subject property is located on a triangular piece of property located at the intersection of Northwest 34th Street and Glen Springs Road (Northwest 31st Boulevard). The approximately 11.2-acre parcel is zoned OF (General office district) and CON (Conservation). The current land use is O (Office) and C (Conservation). The property is adjacent to single-family residential use on the east, west and the south side of the site. All of this adjacent land has single-family land use and RSF-1 (3.5 units/acre single-family residential district) zoning. To the north of the property is public right-of-way, with single-family use to the east of it and a residential planned development zoned PD (Planned development) and a parcel with PS (Public services and operations) zoning to the west of it. This zoning map amendment request is limited to the portion of the land on the subject property that is zoned OF.
The request of this petition is to rezone the property from OF to OR (20 units/acre office residential district). This change is requested in order for the owner to have the option to consider office or residential development on the site. The density of any residential development cannot exceed more than two times the average permitted density of adjacent residential districts.
The Plan Board heard this petition and recommended that it be approved....
