Explanation
The Development Review Board considered a request to approve a design plat of Meadows North Subdivision at a public hearing held January 8, 2004. By a vote of 6-0, the Development Review Board approved Petition 159SUB-03DB, with staff conditions. On February 23, 2004, the City Commission approved the design plat of Meadows North.
The petitioner is proposing to develop a 13-lot subdivision on 16.543 acres, more or less. Twelve of the 13 lots will vary in size from 0.70 acres to 1.28 acres in size. The largest lot, Parcel "A," is a developed residential home site, approximately 4.25 acres in size that belongs to the property owner who is selling the remaining property for development. The subdivision will have a 60-foot-wide private street system with a non-curb and gutter road system, having swale-type retention areas located along a 20-foot-wide paved roadway. The petitioner will be providing a 12-foot-wide, gated, emergency access/easement over Parcel "A" and between Lots 4 and 5. The petitioner has indicated to staff that there will be no residential development located within the existing tree canopy and that no trees are to be removed from individual lots.

Planning staff to City Commission - The City Commission adopt the following resolution: A Resolution approving the final plat of "Meadows North", located generally in the vicinity of Northwest 28th Street and Northwest 26th Place; authorizing the Mayor and Clerk of the Commission to execute Surety Agreements to secure the construction of improvements providing directions to the Clerk of the Commission and providing an immediate effective date.
