Explanation
The petitioner is requesting a single-lot replat of Lot 36 of "Northwood Unit No.10" subdivision because there is an encroachment of up to 7.8' of the main house (garage) over the existing front yard building setback line (25 feet) as indicated on the record plat of "Northwood Unit No.10" subdivision. They have consented to relocating the front building setback line from 25 feet to 20 feet, as allowed by code, down to a minimum of 17 feet where the garage encroaches over the setback line. In addition, the petitioner is requesting to have the side yard setback line revised from 10 feet to 7.5 feet, as allowed by code.
