An ordinance of the City of Gainesville, Florida, amending the Future Land Use Map and the Future Land Use Element of the Comprehensive Plan by changing the land use category of approximately 1.86 acres of property generally located at 2001 NW 13th Street, as more specifically described in this ordinance, from Commercial (C) to Mixed-Use Low-Intensity (MUL); providing directions to the City Manager; providing a severability clause; providing a repealing clause; and providing an effective date.

PLANNING AND DEVELOPMENT SERVICES DEPARTMENT STAFF REPORT
This requested small-scale land use change from Commercial to Mixed-use low-intensity (8-30 units per acre) pertains to a 1.86-acre property located at 2001 NW 13th Street. The property is developed and includes an automotive showroom at the front of the lot and a warehouse building at the rear that total approximately 30,456 square feet. This property was part of the former Brasington automotive dealership that closed in 2008. The property is currently used for used car sales.
This small-scale amendment, if approved, will facilitate future redevelopment of the property by changing the land use from Commercial to Mixed-use low-intensity (8-30 units per acre), which allows for residential use and various non-residential uses.
