An ordinance amending the Zoning Map Atlas of the City of Gainesville, Florida, by rezoning approximately 7.47 acres of property generally located in the 3100-3300 block of SW Archer Road (south of Old Archer Road) and west of the 2600-2900 block of SW 31st Terrace, as more specifically described in this ordinance, from Multiple-Family Medium-Density Residential District-8 (RMF-8) to Mixed-Use Low-Intensity District (MU-1); providing directions to the City Manager; providing a severability clause; providing a repealing clause; and providing an effective date.

PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REPORT
This petition/ordinance will rezone approximately 7.47 acres of property, generally located in the 3100-3300 block of SW Archer Road (south of Old Archer Road) and west of the 2600-2900 block of SW 31st Terrace, from Multiple-Family Medium-Density Residential District-8 (RMF-8) to Mixed-Use Low-Intensity District (MU-1).
The majority of the property, which consists of a cluster of seven tax parcels, is currently undeveloped with the exception of five single-family houses along the eastern edge of the property on SW 31st Terrace. The property is bordered to the west by the University Towne Center Planned Development, which includes a mix of restaurant and retail uses, and to the south by the Gainesville Place and Enclave Apartments developments. The maximum allowable residential density is the same for both the existing RMF-8 and the proposed MU-1 zoning districts. Therefore, this rezoning will maintain the allowable residential density but will provide for a mix of allowable non-residential uses.
